Recent Ipswich projects
When Knights Lowe merged with Balhams Accountants, their three-storey Ipswich office needed more than a refresh. It needed to reflect a newly combined business and support a more modern way of working – delivered against a fixed deadline before the January accounting period, while keeping the firm operational throughout.
Source One managed the full design and build process across all three floors. Full strip-out, new windows and doors, new heating, air conditioning, power and data, reconfigured kitchens and toilet facilities with new drainage routes, flooring, decoration and furniture throughout. EV charging points added externally. The toilet areas were finished to a standard more associated with hospitality than offices. The layout was reworked to support collaboration while retaining flexibility to sub-let floors in future.

Radius Payments were consolidating from four floors to one at St Vincent House – 45 staff coming together on the 9th floor, which was effectively a shell when we arrived. The brief was a complete fit-out, compressed programme, no compromise on quality.
The first week was lost to landlord delays. The completion date did not move. With no lift access for materials, everything went up nine flights by hand. An unexpected discovery – around 80 percent of the existing ceiling was not fit for purpose – meant a full ceiling replacement on top of an already demanding schedule. The kitchen required pumped waste back to communal drainage as there was no natural connection on that floor. A 2.5-metre Corian worktop was specified as a single piece. It was carried up by hand rather than split it and compromise the finish.

Attwells were operating across two very different offices – one open plan, one more traditional – and needed to bring everyone together into a single space that worked for how they actually operate.
The finished layout is open plan but considered. Slatted dividing walls break the space into team zones while keeping light and openness. Meeting rooms were designed with acoustic performance as a priority – confidential conversations stay confidential. The project included partitions, power and data, flooring, decoration, kitchen upgrades, furniture, storage and planting. A fire-rated will storage room with 60-minute rating and bespoke internal joinery. The full office move was managed across two phased weekends – the business closed on a Friday and was fully operational on the Monday, with complete accountability for confidential legal files throughout.

A complete first-floor refurbishment for Watson and Hillhouse, with particular focus on the client-facing boardroom. New carpet tiles, suspended ceiling, LED panel lighting, full redecoration including wallpaper removal, new solid oak doors, a kitchenette, air conditioning alterations and a new distribution board. The boardroom received black feature panelling with LED strip lighting, a concrete-effect table and recessed TV wall – a step change from what was there before.
When the extent of cracking in the internal brickwork was revealed after wallpaper stripping, we upgraded the repair specification immediately using EML mesh and resin. No delay, no drama. Joe Manning, Operations Manager, said:

St Joseph’s College asked Source One to reimagine their Sixth Form Study Area – a space that needed to feel calm, focused and inspiring for students. Working closely with Head of Sixth Form Katherine Simpson-Jacobs, Lisa and Chloe developed detailed plans and mood boards with input from staff and students throughout.
The result included demountable partitioning, a neutral colour scheme with oak finishes, modular and stackable furniture for flexibility, and biophilic planter units with over 700 artificial plants and 10 kilograms of moss on lockable castors, creating stunning room dividers that also serve as flexible layout tools. Katherine said:
“We are totally in love with the Sixth Form Centre – you have completely revived the area for us. Students were racing each other to be the first to sit on the booths.”

Acoustic improvements – Reducing noise in open-plan offices, call centres, meeting rooms and mixed-use spaces. We test the space first so we recommend what’s actually needed, not what’s easiest to sell.
Office furniture – Desking, seating, storage, meeting room and breakout furniture. Sourced and specified to suit the space and the budget, not pushed off a standard list.
Office dilapidations – End of lease repairs and reinstatement work, managed properly and delivered on time.
